What happens if my home doesn't sell?

If we reach the end of the listing term without a sale, we review the three variables that actually control the outcome: price, presentation, and exposure. In most cases where a Saskatoon home has not sold, the market is telling us the asking price is out of step with what buyers see as comparable value. You are never locked into repeating the same approach — we can adjust price, redo photography or staging, change the marketing mix, relist with a fresh strategy, or you can take the home off the market and revisit later. There is no penalty from me for a home that does not sell.

What if I get a lowball offer — do I have to accept it?

No. You are never obligated to accept any offer, whatever the price. You can accept it, reject it outright, or counter — and countering is usually the better move, because even a low offer means you have a motivated buyer at the table. I will put the offer beside the comparable sold data so you can see whether it is genuinely low or whether the market has shifted since we listed. We also look at the entire offer rather than just the number, since conditions, deposit, financing strength, and closing date can matter as much as price.

What if my home needs work I cannot afford to do before listing?

This is a common situation and not a reason to delay. We separate the work into what actually returns money at sale and what does not. The highest-return items are usually inexpensive: decluttering, a deep clean, paint touch-ups, repairing obvious small defects, and improving lighting. Larger projects such as flooring, kitchens, or roofing frequently do not return their cost, and it is often smarter to price the home to reflect its condition and market it honestly to buyers who want a project. I will give you a prioritised list with a realistic view of what each item is likely to return, and you decide how far down that list you want to go. Doing nothing at all is a valid choice.

How involved do I need to be during the process?

As much or as little as you want. The parts that genuinely need you are agreeing on the price, approving the preparation plan, keeping the home showable, and making decisions on offers. Everything else — scheduling photography, running the marketing, coordinating showings, collecting feedback, and following up on inspection and lawyer items — I handle.
