July 2025 was a historic month for Saskatchewan’s housing market, with the province setting a new July record of 1,851 residential sales—an increase of 11.3% year-over-year and 31.8% above the 10-year average.
With 1,851 sales, July 2025 outpaced the already strong 2024 numbers. This makes 2025 one of the best-performing years on record so far, building on the momentum from 2024—the province’s second strongest year ever.
The provincial benchmark home price reached $372,700, up 8.1% year-over-year and setting a new all-time high. Communities such as Saskatoon, Regina, Humboldt, Swift Current, Melville, Meadow Lake, and Yorkton also hit new benchmark records in July.
Although 2,480 new listings hit the market, inventory remains low at 5,214 total units. With more than 1,000 of those already conditionally sold, only 4,174 active listings were available heading into August. The months of supply dropped to 2.82, down 19.5% year-over-year.
What’s fueling this growth? According to SRA CEO Chris Guérette, “Saskatchewan’s housing market continues to benefit from a strong and growing economy, record population growth, and the lowest unemployment rate in the country.” These factors are driving consistent demand, outpacing most of Canada’s other regions.
The report highlights a persistent issue: supply can’t keep up. With 25 consecutive months of above-average sales and rapid price growth, Saskatchewan must increase new home construction to preserve its affordability advantage.
