I’m Kent Braaten, a Saskatoon-based REALTOR® with CENTURY 21 Fusion. I grew up in Birch Hills, Saskatchewan and have built my career in Saskatoon, so I know this market from both sides — the small-town roots that shape how many of my clients think about home, and the big-picture data that drives smart decisions in a city market. My background in construction gives me a practical eye on how a home is put together, which matters as much for a buyer walking through a property as it does for a seller preparing to list.

How long have you been selling real estate in Saskatoon?

I have been a full-time REALTOR® in Saskatoon for well over a decade with CENTURY 21 Fusion. In that time I have worked through several market cycles — hot seller’s markets, buyer’s markets and everything in between — which is the experience that matters most when it is time to price a home or write an offer.

Do you work with both buyers and sellers?

Yes. Roughly half of my business is listing homes and half is representing buyers. That balance keeps me sharp on both sides of the deal and gives my sellers real-time insight into what today’s buyers are actually looking for and offering.

What areas do you cover?

Saskatoon and the surrounding communities — Warman, Martensville, Dalmeny, Osler, Clavet, Dundurn, Delisle and more — plus Saskatchewan’s lake country including Emma Lake, Christopher Lake and the Waskesiu / Prince Albert National Park area. I am licensed for residential, farm, commercial and acreage properties across Saskatchewan.

How much does it cost to work with you as a buyer?

In most transactions, the seller pays the co-operating brokerage’s commission out of the sale price, which means my services as a buyer’s agent typically cost you nothing directly. We will always sign a written buyer’s representation agreement before showings so that the arrangement, and any exceptions, are clear from day one.

How do you decide what to list my home for?

Every listing starts with a free, no-obligation home evaluation. I compare recent solds, active competing listings and expired listings in your area, then adjust for your home’s condition, upgrades, lot, view, and any features that make it different. You get a price range with reasoning, not a number pulled out of the air.
