Nutana is Saskatoon's oldest surviving neighbourhood, and roughly 44 per cent of its housing stock predates 1960. That completely changes how comparables work. Instead of the near-peer age matching that dominates newer neighbourhoods, a Nutana CMA has to weigh original character features, decades of possible renovations, foundation and mechanical updates and structural condition, and no two century homes are truly interchangeable on a spreadsheet.

Nutana is also renter-majority at 51 per cent renter-occupied, which reflects the walk-up apartment stock along Broadway, 8th Street and the residential streets that feed into them. That renter share does not depress detached values (which remain among the higher averages in the city) but it does mean the condo market attracts a very different investor and end-user mix than a suburban condo market would.

The 34/6/61 split between single-family, two-unit and multi-unit housing means Nutana is really several distinct markets stacked on top of each other.
