You want potential buyers to walk into your home and see a clean, well-maintained property that they can picture themselves living in. Before each showing, take some time to tidy up your home and put away any personal items (family photos, religious items, etc.). If there are any issues with your home—a leaky roof, broken appliances, foundation problems, etc.—you need to disclose these issues upfront. Failing to do so could result in legal trouble down the road. Buyers have a right to know about any potential problems with the property before they purchase it, so make sure you're honest about the condition of your home from the start.  Your real estate agent will provide a property conditions disclosure statement for you to disclose the condition of your property to the best of your knowledge. 

Pitfall #5: Not Being Flexible

Finally, remember that selling a home is a negotiation. There will likely be back-and-forth between you and the buyer before you finally come to an agreement on price and terms. It's essential that you remain flexible throughout the negotiation process and be willing to compromise when necessary. If you hold firm on every little detail, chances are good that the sale will fall through entirely.
