The Saskatoon real estate market saw another active week from April 20th to April 26th, 2026, with 116 properties sold across the city. The average sale price for all property types was $465,818, while the average days on market came in at 28 days.

Detached homes continued to make up the largest share of sales, while Stonebridge, Brighton, Willowgrove and Wildwood were among the busiest neighbourhoods for sold activity.

The first quarter of 2026 gave us a useful snapshot of lake property activity across Saskatchewan. Based on the sold data in this report, 22 properties sold across 13 different waterbodies, showing that buyer demand was spread across a wide mix of recreational and year-round lake communities.

The busiest waterbodies for sales in Q1 were Last Mountain Lake with 5 sales and Candle Lake with 4 sales. Little Manitou Lake and Turtle Lake followed with 2 sales each, while the remaining waterbodies each recorded 1 sale. Saskatoon’s housing market remained active during the week of April 6 to April 12, 2026, with 100 properties reported sold across the city. This was another strong week for the local market, with balanced activity across detached homes, townhomes, condos, and semi-detached properties.

Regina’s housing market stayed competitive in March 2026, with strong sales activity, limited supply, and another record-setting benchmark price. The city reported 313 residential sales in March, up 4.7 per cent year over year and about 15.8 per cent above the 10-year average. At the same time, there were only 400 new listings, down 4.3 per cent from last year, while inventory sat at 522 units, down 10.8 per cent year over year. That pushed Regina’s months of supply down to 1.67, showing just how tight market conditions remain.

Martensville’s housing market stayed competitive in March 2026, with low inventory continuing to support home prices. The March 2026 market snapshot shows 14 residential sales, 22 new listings, 15 properties in inventory, and just 1.07 months of supply. At the same time, the total residential benchmark price climbed to $441,100, up 6.1 percent from March 2025.

From a real estate perspective, the biggest story in Martensville right now is still supply. Warman’s real estate market remained active in March 2026, even as conditions shifted from the exceptionally tight pace seen one year ago. The market recorded 24 residential sales, 34 new listings, and 58 active listings at month end. Total residential benchmark pricing rose to $521,600, up 8.2% from March 2025. Months of supply climbed to 2.42, which is still a relatively low level overall, but noticeably higher than the ultra-competitive conditions buyers faced last year.
