February 2026 Martensville Real Estate Market Update

The Martensville real estate market saw shifting dynamics in February 2026, with lower sales activity but continued strength in home values. For buyers and sellers watching the market closely, the latest numbers offer useful insight into pricing trends, supply levels, and overall market balance.

According to the Saskatchewan REALTORS® Association report, six residential properties sold in Martensville during February, representing a 70% decrease compared to the same month last year. Year-to-date, sales are also lower, sitting at 14 total sales, down 42% from the previous year

While sales slowed, the number of homes coming to market also declined. Eight new listings were recorded in February, which is 61.9% lower than the same month last year. This drop in new supply has helped keep the overall inventory levels relatively tight.

Home Prices Continue to Rise

Despite fewer transactions, home values in Martensville continue to trend upward. The benchmark price for residential homes reached $427,600 in February, marking a 6% increase year-over-year.

 

The benchmark price is often considered the most reliable measure of market value because it adjusts for differences in property types and features.

Additional price indicators show similar stability:

  • Average sale price: $403,667

  • Median sale price: $412,000

These numbers suggest that buyers are still willing to pay competitive prices for homes in Martensville, particularly as the community continues to attract residents seeking a quieter alternative to nearby Saskatoon.

Inventory Remains Tight

Martensville ended February with 11 homes available for sale, which represents a 42.1% decrease compared to last year. Lower inventory levels continue to limit buyer options in many price ranges.

A key metric that helps illustrate market balance is months of supply, which measures how long it would take to sell all current listings at the current pace of sales. Martensville recorded 1.83 months of supply, indicating a relatively tight market where supply remains limited. 

Typically:

  • 1–3 months of supply indicates a seller-leaning market

  • 4–6 months indicates a balanced market

  • 6+ months indicates a buyer’s market

While the months of supply has increased compared to last year, it still remains low overall.

Days on Market

Homes that sold in February averaged 30 days on market, showing that properties priced appropriately are still moving relatively quickly.

What This Means for Buyers and Sellers

For sellers, limited inventory and rising benchmark prices suggest continued opportunity when listing a home in Martensville. Proper pricing and strong marketing remain essential to attract buyers in a slower transaction environment.

For buyers, fewer listings may mean less choice, but the slower pace of sales could provide opportunities for negotiation compared to the competitive conditions seen in recent years.
