Regina Real Estate Market Update – February 2026
The Regina real estate market continued to show resilience in February 2026, with home prices increasing despite fewer sales compared to last year. While sales activity slowed slightly, limited housing supply continues to support price growth in Saskatchewan’s capital.
According to the latest market report, 198 residential properties sold in Regina during February, representing a 21 percent decrease compared to February 2025 and sitting slightly below the city’s long-term historical average.
Home Prices Continue to Rise
Even with lower sales activity, home values in Regina continue to climb. The benchmark price reached $336,400 in February, which is 6.9 percent higher than the same time last year and up from $330,600 in January.
This steady growth indicates continued buyer demand and strong fundamentals in the Regina housing market.
New Listings and Inventory
February brought 262 new listings, which represents a 14 percent decline year-over-year. At the end of the month, Regina had 494 total homes available for sale.
However, nearly 150 of those homes were conditionally sold, leaving roughly 347 truly active listings heading into March. This limited inventory continues to keep competition relatively strong among buyers.
Months of Supply
Regina currently has 2.49 months of supply, a level that indicates a market leaning toward sellers.
In general:

3–6 months supply = balanced market

Over 6 months supply = buyer’s market
With supply still limited, well-priced homes continue to attract attention quickly.
