The Saskatoon real estate market remained active in the week of March 30 to April 5, 2026, with 87 properties sold across the city. Sales were spread across a healthy mix of detached homes, attached properties, and apartment-style condos, showing that demand remains broad across multiple price points and property types.
Detached homes led the market with 49 sales, followed by 21 apartment-style properties and 17 attached homes. Looking at MLS® building types in more detail, those sales included 49 houses, 17 low-rise properties, 14 row/townhouses, 4 high-rise units, and 3 semi-detached homes.
Homes sold in an average of 24.3 days on market, which points to a market that is still moving at a solid pace. The average sold price for all Saskatoon properties sold during the week came in at $450,123, while the average sold price for detached homes was significantly higher at $538,704.
There were also several niche property trends worth noting. A total of 9 homes with basement suites sold, including 6 with regulated suites and 3 with non-regulated suites. Among non-detached properties, 28 sold listings were advertised as allowing pets or allowing pets with restrictions, which is useful insight for condo and townhouse buyers watching the market closely.
Garage parking remained a desirable feature, with 64 sold properties offering some form of garage or underground parking. That is a strong share of the market and shows continued buyer preference for parking and storage convenience.
Saskatoon also saw 13 new home construction sales during the week, including 10 homes built in 2026 and 3 built in 2025. New construction continues to make up a noticeable segment of local sales activity, especially in newer neighbourhoods where buyers are still seeking modern layouts, energy efficiency, and turnkey options.
The city’s top neighbourhood for sold activity was Wildwood with 8 sales. Brighton and Evergreen followed with 6 sales each, while Stonebridge, Kensington, and Aspen Ridge each recorded 5 sales. These neighbourhoods continue to be among the city’s most active areas for buyers and sellers.
Competition remained strong in many segments of the market. 33 properties sold for more than their list price, and the overall list price to sold price ratio was 101.3%, showing that well-priced homes are still attracting competitive offers.
At the top end of the market, the most expensive sale of the week came in at $1,400,000, while the least expensive sale closed at $140,000. That wide spread highlights the range of housing options available in Saskatoon, from entry-level opportunities to premium properties.
Overall, this was another solid week for the Saskatoon real estate market. Sales volume remained healthy, pricing held firm, and several neighbourhoods posted strong activity. Buyers are clearly still active, and sellers with well-prepared, properly priced homes are continuing to benefit from strong demand.
