Saskatoon reported 455 sales in October 2025 — a 2% increase year over year and 31% above the 10-year average, surpassing last October’s record of 444 transactions.

New listings also jumped significantly to 686 properties, up 33% from October 2024. The increase offered much-needed inventory relief after months of low supply.

However, high buyer activity quickly absorbed the new listings. By month’s end, 891 active listings remained, yet 229 were conditionally sold, leaving only 662 available homes
