Saskatchewan’s real estate market continued to feel the impact of limited housing supply in April 2026. While sales remained strong compared to long-term trends, low inventory pushed prices to another record level across the province.

According to the April 2026 Saskatchewan market stats, the province recorded 1,404 residential sales, down four percent year-over-year but still nine percent above the 10-year average. New listings improved compared to March, with 2,109 new listings coming to market, but that remained more than 20 percent below typical levels for this time of year.

Saskatoon recorded 270 residential sales in December, marking a 6 percent increase year-over-year and coming in nearly 24 percent above the 10-year average. For the full year, Saskatoon achieved 5,113 total sales, making 2025 the second-strongest year on record, up nearly two percent from 2024 and over 22 percent above long-term norms.
