New developments in neighbourhoods like Brighton, Aspen Ridge, and Kensington continue to lead inventory and buyer interest.

October 2025 was another record-setting month for the Saskatoon real estate market. Strong sales activity, rising new listings, and steady prices demonstrated a balanced yet competitive market as the city heads toward year-end

Saskatoon reported 455 sales in October 2025 — a 2% increase year over year and 31% above the 10-year average, surpassing last October’s record of 444 transactions.

New listings also jumped significantly to 686 properties, up 33% from October 2024. The increase offered much-needed inventory relief after months of low supply.

However, high buyer activity quickly absorbed the new listings. By month’s end, 891 active listings remained, yet 229 were conditionally sold, leaving only 662 available homes

The Saskatoon housing market continues its record-setting trajectory with the average sale price of a single-family home hitting $507,500 in May 2025. This marks a substantial jump from May 2024’s average of $475,000—an increase of $32,000 year-over-year.
