Saskatoon’s real estate market remained highly active in June 2026, with sales levels sitting well above long-term averages and home prices reaching a new record high. According to the June 2026 Saskatoon market report, the city recorded 589 residential sales, making it one of the strongest Junes on record and 22.3 percent above the 10-year average for the month.

While sales remained strong, the biggest story continues to be inventory. Saskatoon had 919 active residential listings at the end of June, which is still 42.5 percent below the 10-year average. The Saskatoon real estate market remained very competitive in May 2026, with tight inventory continuing to shape conditions for both buyers and sellers. While sales were slightly lower than last year, demand remained well above long-term averages, and prices reached another record high.

According to the May 2026 market stats, Saskatoon recorded 519 residential sales, down 4.4% year-over-year, but still 10.7% above the 10-year average. New listings came in at 821, down 9.1% year-over-year, while inventory sat at 837 active units, down 5.4% from last year and significantly below historical norms.

The Saskatoon real estate market remained active during the week of May 18 to May 24, 2026, with 114 properties sold across the city. Buyer demand continued to show strength, with more than half of the properties selling above their list price and the overall list-to-sale price ratio finishing above 100 percent.

The average sale price for all Saskatoon properties sold during the week was $464,710, while the average days on market was 24.5 days.

Detached homes continued to lead the market, accounting for the majority of weekly sales. There were 70 detached houses sold, with an average detached sale price of $531,821.
