It’s no secret that technology has invaded every aspect of our lives, and the real estate industry is no different. The past few years have seen an explosion of growth in what technology is being used and how it has shaped the way we sell houses today.

Come with me as we explore how technology has made buying and selling homes more effortless and why it's better than ever to work with a trusted real estate professional in this ever-shifting industry.

Social Media & Advertising

Before the abundance of technology, the best way to promote a home on the market used to be through newspaper ads or billboards. While these methods are still in use, the real estate industry has significantly shifted to adopting social media and websites as a key marketing strategy.

Now, brokerages like mine—CENTURY 21 Fusion—have robust marketing departments and top-of-the-line digital campaigns to get your house in front of as many people as possible. It was found that 80% of buyers start their home search online, so having a fabulous digital presence is key to getting a great price. Social media posts, great interactive websites, and other digital marketing techniques are now becoming standard in this industry, and I am proud to work with a company that prioritizes these in their marketing plan.

Promotion

Speaking of digital advertising, the need for more high-quality photos came with the internet. Previously, homes only needed a few good shots for the billboard or newspaper. Now, buyers expect to be able to see the kitchen, bathroom, and other features of the house online. Luckily, camera technology has improved, as well!

The Saskatoon real estate market boasts many incredible real estate photographers to get great shots of your home for when it hits the market, which your REALTOR® will be more than happy to go over with you. Some even offer video and 3D tours of homes to help buyers understand what they want.

Communication

Another great thing about technology is that it creates more accessible communication with clients. Previously, the only way to reach a professional was through the phone. However, that could create an environment where it could be hard to contact your real estate agent and stay on top of the selling process.
Now, email, text, and social media are standard communication methods and help you know exactly what is going on in the real estate market. With digital mailing lists, finding the house of your dreams is easier than ever. We can let you know when new houses come on the market that match your search criteria. Advancements in communication have helped make buying and selling homes that much easier.

Reputation Management

Previously, the best way of finding good representation was through word of mouth. While there are advantages to word of mouth, and it certainly still gets used today, real estate professionals now have more reliable ways to manage their reputation. For example, online reviews and testimonials can be excellent ways to prove your worth. As a potential client, you can browse websites and view real client experiences to find representation that best fits your needs.

Transaction Management

Just with everything else, signing documents and paperwork has become so much easier with technology. Software like DocuSign helps process documents faster and ensures that nothing gets lost in the shuffle. It also means fewer courier fees or time wasted, as documents can be transferred either through email or other digital means. With technology, staying organized and on top of paperwork has become that much easier.

These are just some examples of how technology has impacted the real estate industry. Technology has made buying and selling homes so much more efficient, but has also left it in a constant fluctuation of change. This means it can be challenging to stay on top of trends and use technology to your advantage as an individual. Having a local, trusted professional will always help make your real estate transaction smoother and reduce your stress. Feel free to contact me if you have any questions or need any assistance!
