Warman’s real estate market remained active in March 2026, even as conditions shifted from the exceptionally tight pace seen one year ago. The market recorded 24 residential sales, 34 new listings, and 58 active listings at month end. Total residential benchmark pricing rose to $521,600, up 8.2% from March 2025. Months of supply climbed to 2.42, which is still a relatively low level overall, but noticeably higher than the ultra-competitive conditions buyers faced last year.

One of the biggest takeaways this month is that sales eased compared to last March, falling 20.0% year over year. Even with that decline, March sales were still 19.4% above the 10-year average, showing that buyer demand in Warman remains healthy. New listings came in at 34, down 2.9% from last year and 16.0% below the 10-year average. This combination tells us that while the market has slowed from peak levels, supply still is not expanding fast enough to create a fully balanced environment.

Inventory is where the market changed the most. Warman had 58 active residential listings in March, up 81.3% from the same month last year. That increase pushed months of supply to 2.42, up 126.6% year over year. For buyers, that means there is more selection than there was in early 2025. For sellers, it means pricing, presentation, and marketing matter even more because homes are no longer competing in quite the same limited-listing environment.

Pricing continued to show strength. The total residential benchmark price reached $521,600 in March, while the average sale price was $518,549, up 5.3% from a year earlier. Homes also sold at 101.2% of list price on average, which tells us well-priced properties are still attracting strong interest. Even with inventory rising, Warman continues to post solid value growth, which is a positive sign for homeowners considering selling this spring.

Detached homes continued to lead the market. In March 2026, detached properties accounted for 19 of the 24 residential sales. The detached benchmark price rose to $565,700, up 8.1% year over year, while the average detached sale price was $547,533. The benchmark attributes section of the report also shows detached homes have made up 68% of total sales over the last three years, reinforcing that this property type remains the core of Warman’s housing market.

The sales-by-price-range chart on page 1 shows that most year-to-date sales in Warman have occurred between $300,000 and $599,999, with the $500,000 to $599,999 segment leading the way. There was also activity in the $600,000 to $699,999 range and limited sales above $700,000, which reflects the growing depth of Warman’s move-up and higher-priced market segments.

Year to date through March, Warman recorded 59 sales, down 9.2% from the same period last year, while new listings were up 7.3% to 88. Inventory averaged 57 units, up 65%, and the year-to-date benchmark price was $508,167, up 8.4%. That tells us that even though sales activity has moderated, pricing has remained resilient and the market continues to perform well compared to historical norms.

For buyers, this market offers a better opportunity than last year to compare options and negotiate with more confidence. For sellers, the data supports that there is still strong demand, especially for detached homes, but success depends on strategic pricing and standout marketing. Overall, March 2026 points to a Warman market that is still competitive, still appreciating, and gradually moving toward more balanced spring conditions.
