The Regina housing market continued to see record-breaking price growth in June 2026, driven by a persistent shortage of inventory and strong demand for detached homes. The city reported 385 residential sales in June, a 6.2 per cent increase year-over-year, marking one of the busiest months for sales activity in recent years.

Benchmark Prices Reach New Heights

Regina's total residential benchmark price hit an all-time record of $356,400 in June 2026. This represents a 3.7 per cent increase from just three months ago in March and a 7.1 per cent jump compared to June 2025. The steady rise in the benchmark price highlights the ongoing competitive nature of the market, as buyers compete for a limited number of available properties.

Pleasant Hill is one of Saskatoon’s more complex neighbourhoods, and it is not always the first area buyers think of when searching for a home. Like many core neighbourhoods, it has challenges, including concerns around safety, property condition, and overall perception. At the same time, Pleasant Hill remains one of the more affordable entry points into the Saskatoon real estate market, especially for buyers who are trying to get into a detached home without stretching into a much higher price range.

For first-time buyers, investors, or buyers who are comfortable taking a closer look street by street, Pleasant Hill can offer opportunities that are becoming harder to find elsewhere in the city.

If you are looking for a quieter place to call home while still keeping Saskatoon within easy reach, Vanscoy is a community worth considering. Located southwest of Saskatoon along Highway 7, Vanscoy offers a small-town lifestyle with access to nearby city services, employment, shopping, and recreation. I've been selling homes in Saskatoon for over 15 years, and one of the questions I get most often is: "Where can we get a great home without overpaying?" My answer lately keeps coming back to the same place - Holliston.

"Holliston strikes that rare balance: a mature, established neighbourhood with the kind of bones that hold their value, priced accessibly enough that buyers actually have a fighting chance."
