Saskatoon’s total residential benchmark price was $447,600, up 4% year over year. The average sale price was $441,519, up 3%. The benchmark edged down from the record $448,400 set in June, but remained nearly 4% higher than in July 2025. Benchmark pricing tracks a typical home and can differ from the average of homes that happened to sell during the month.
- Detached homes: 308 sales; benchmark $520,900, up 4% year over year; average sale price $516,528, up 2%.
- Semi-detached homes: 22 sales; benchmark $539,800, up 3%; average sale price $469,694, down 2%.
- Row/townhouses: 86 sales; benchmark $368,600, up 2%; average sale price $390,524, up 12%.
- Apartments: 114 sales; benchmark $262,800, up 2%; average sale price $272,065, up 7%.

Saskatoon Sales Stay Well Above the Long-Run July Norm
Saskatoon recorded 539 total residential sales in July, down 11% from the exceptionally strong July 2025 result but still 18% above the 10-year July average of 457 sales. The SRA’s reported property-type sales were 308 detached homes (down 15% year over year), 22 semi-detached homes (up 5%), 86 row/townhouses (down 4%), 114 apartments (down 13%), 2 mobile homes and 5 multi-family properties (up 67%).
Year to date through July, Saskatoon recorded 2,989 residential sales, down 5% year over year but 13% above the 10-year average of 2,655 sales for the same period. Detached homes accounted for 1,789 YTD sales, followed by apartments (574), row/townhouses (493), semi-detached homes (99), multi-family properties (23) and mobile homes (8).
Inventory, Supply and Days on Market
There were 793 new listings in July, up 1% year over year and 5% above the 10-year July average of 753. Inventory reached 928 homes, up 3% from last year but still 41% below the 10-year July average of 1,581 homes.
Official months of supply was 1.72 months, up 16% year over year but 54% below the 10-year July average of 3.78 months. Of the 928 units available at month-end, 244 were conditionally sold; excluding those units left 684 active listings, or 1.27 months of active supply heading into August. Properties averaged 26 days on market, compared with 40 days in the 10-year July average.
Year to date, new listings totalled 4,565 (up 2% year over year), while inventory averaged 757 homes (up 1%). The YTD supply measure was 1.77 months, up 7% year over year yet 56% below its 10-year average of 4.04 months; average days on market was 29 versus a 10-year average of 43.
What This Means for Buyers and Sellers
For buyers: choice has improved from the most constrained points of the cycle, but the available supply is still far below normal—particularly after accounting for homes already conditionally sold. Buyers will benefit from clear financing, quick decision-making and a plan that fits the specific property segment.
For sellers: demand remains supportive, with July sales well above the long-term norm and benchmark prices near record territory. Strong preparation, accurate pricing and a well-managed offer strategy remain important, as conditions can differ between detached homes, condos and other segments.
