At the same time, new listings came in at 10 and inventory sat at 17 properties, leaving Humboldt with just 1.55 months of supply for the month.

What stands out most is how tight the market continues to be relative to long-term norms. On the page 1 summary chart, sales were slightly above the 10-year average, while new listings were 44.4% below that average and inventory was 76.8% below it. Months of supply was also 85.6% below the 10-year average, which tells us well-priced homes can still attract strong attention in Humboldt.

Spring market activity in Prince Albert picked up in March, but supply remained limited. The city recorded 35 residential sales, 46 new listings, and 100 active listings in March 2026. That left the market with 2.86 months of supply, while the total residential benchmark price rose to $270,000, up 3.9% year over year.

One of the biggest stories in this report is how tight inventory continues to be. New listings were down sharply from last year, and overall inventory also remained well below typical levels. Even with sales easing compared to March 2025, the reduced supply is continuing to support home values and keep well-priced properties competitive.

Saskatoon’s new home construction market showed a much fuller picture this week, with the updated MLS® spreadsheet capturing active, conditionally sold, and sold properties built in 2025 and 2026. That gives us a better look at both current inventory and buyer activity across the city.
