Prince Albert Real Estate Market Update – February 2026
The February 2026 housing statistics for Prince Albert show a market that remains steady despite some shifts in supply and demand. While the number of home sales remained unchanged compared to last year, home prices continue to rise, indicating consistent demand for properties across the city.
According to the latest market report, 25 residential properties sold in Prince Albert during February, which represents no change year-over-year, though year-to-date sales are down compared to the same period last year.
Even with fewer sales overall in the early part of the year, the Prince Albert housing market continues to demonstrate resilience with rising benchmark prices and stable inventory levels.
Home Prices Continue to Climb
One of the most notable trends in February is the continued increase in home prices.
The total residential benchmark price reached $272,500, representing a 4.9% increase compared to February 2025.
Average sale prices were even higher, reaching approximately $322,052, reflecting stronger demand for higher-priced homes and larger properties entering the market.
This steady price growth suggests that buyers remain active in Prince Albert and that well-priced homes continue to attract interest.
Listings and Inventory
Housing supply in Prince Albert saw some positive movement in February.
There were 41 new listings added to the market, representing an 11% increase compared to the same month last year.
Total inventory in the city reached 107 active residential listings, which is about 10.8% lower than February 2025.
Lower inventory levels combined with stable buyer demand have helped support home prices across the city.
Months of Supply and Market Balance
The months of supply currently sits at 4.28 months, meaning that if no new homes were listed, it would take just over four months to sell the current inventory at the current sales pace.
A market with four to five months of supply is generally considered balanced. This means Prince Albert is currently positioned between a buyer’s and seller’s market, providing opportunities for both sides of a real estate transaction.
What This Means for Buyers and Sellers
For sellers, the continued growth in benchmark pricing is encouraging. Limited inventory means that well-prepared homes priced correctly may still attract strong buyer interest.
For buyers, the market remains relatively balanced. With more new listings entering the market and stable supply levels, buyers still have options and negotiating power compared to the tighter markets seen in larger Canadian cities.
Overall, the Prince Albert real estate market continues to demonstrate stability with modest growth in prices and steady sales activity.
