The detached benchmark price was $269,700, while the average detached sale price climbed to $245,759, up 23.8% year over year. Detached homes have also accounted for the vast majority of Prince Albert sales over the last three years, showing how important that segment remains in this market.

Looking at the year-to-date picture through the end of March, Prince Albert recorded 79 sales, 116 new listings, and 102 active listings. The year-to-date benchmark price reached $271,800, up 4.9% from last year, while the year-to-date average sale price rose to $265,534. In the detached category, the year-to-date average price reached $277,245 and the benchmark price climbed to $272,433.

Overall, March 2026 showed a Prince Albert market that is still being shaped by low supply and stable demand. Sales were not as high as last year, but inventory remains tight enough to keep pricing firm. For buyers, that means preparation and quick decision-making still matter.
