The Saskatoon real estate market remained very competitive in May 2026, with tight inventory continuing to shape conditions for both buyers and sellers. While sales were slightly lower than last year, demand remained well above long-term averages, and prices reached another record high.

According to the May 2026 market stats, Saskatoon recorded 519 residential sales, down 4.4% year-over-year, but still 10.7% above the 10-year average. New listings came in at 821, down 9.1% year-over-year, while inventory sat at 837 active units, down 5.4% from last year and significantly below historical norms.

According to the April 2026 Saskatchewan market stats, the province recorded 1,404 residential sales, down four percent year-over-year but still nine percent above the 10-year average. New listings improved compared to March, with 2,109 new listings coming to market, but that remained more than 20 percent below typical levels for this time of year.

The Saskatoon real estate market remained highly competitive in April 2026, with steady sales activity, limited available inventory, and continued year-over-year price growth. According to the April 2026 market report, Saskatoon recorded 450 residential sales, which was up 2% year-over-year and 12% above the 10-year average for the month. Year-to-date sales also remained strong, sitting 8% above the 10-year average through the first four months of the year.

Regina’s housing market stayed competitive in March 2026, with strong sales activity, limited supply, and another record-setting benchmark price. The city reported 313 residential sales in March, up 4.7 per cent year over year and about 15.8 per cent above the 10-year average. At the same time, there were only 400 new listings, down 4.3 per cent from last year, while inventory sat at 522 units, down 10.8 per cent year over year. That pushed Regina’s months of supply down to 1.67, showing just how tight market conditions remain.

Martensville’s housing market stayed competitive in March 2026, with low inventory continuing to support home prices. The March 2026 market snapshot shows 14 residential sales, 22 new listings, 15 properties in inventory, and just 1.07 months of supply. At the same time, the total residential benchmark price climbed to $441,100, up 6.1 percent from March 2025.

From a real estate perspective, the biggest story in Martensville right now is still supply. That left the market with 2.86 months of supply, while the total residential benchmark price rose to $270,000, up 3.9% year over year.
