The best place to start your search for the best Saskatoon REALTOR® for you is to go straight to the source, past clients. If your friends and family own homes, there's a pretty good chance that they had to work with a real estate agent to get there, which means they either have a resounding review or heeding words of caution they can share. Ask them who they worked with and what their experience was like. Did they feel like they worked hard to get things moving or did they just plop the sign on the lawn and ghost until an offer came in? Treat every first meeting with any potential real estate agent like a job interview: you have a job for them to do and you are searching for the right fit. A good REALTOR® should meet the following expectations.
Experience: How many years have they been in the real estate industry and how has their performance been?
Local knowledge: Any good REALTOR® worth their salt should be up to date on the local Saskatoon real estate market and what trends look like in the area. They will also know how to apply this information in useful ways to ensure you get the best deal possible in your home transaction, whether you are a buyer or a seller.
Marketing strategy: One of the most crucial steps to selling a house is marketing it effectively and getting it in front of buyers in the area. Ask each real estate agent what marketing strategies they will employ to showcase your home.
Competitive advantages: I believe it's always important to ask your REALTOR® what they bring to the table that sets them apart from the rest. Will they offer further education and tips to keep you informed and aware? Will they be available to answer any potential questions you may have? Do they offer the most powerful real estate website in the Saskatoon area? Will they wear an interesting costume at every showing just to keep things fun? (I'm kidding about that last one. I think.)
10 Questions Every Saskatoon Seller Should Ask
Take these to every interview and compare the answers side by side. Vague, generic answers are a red flag; concrete numbers and a repeatable process are what you want.
- How many homes have you personally listed and sold in Saskatoon in the last 12 months?
- How many of your listings expired unsold in the last 12 months?
- What is your average sale-to-list price ratio and your average days on market in the last 12 months?
- What is your commission structure, and what services are included at that rate? (Ask for it in writing. Commissions are not fixed or approved.)
- What professional photography, video, floor plan, and 3D tour are included, and who pays for them?
- What is your written online marketing plan for my home, including MLS syndication, my own listing page, Google Business Profile, social media, and paid ads?
- Which comparable sales (address plus sale price plus date) did you use to arrive at my suggested list price?
- Who will actually run my showings and open houses, you or another agent on your team?
- How do you communicate feedback after every showing, and how often will I hear from you during the listing period?
- What is your written cancellation or exit clause if we are not a fit after the first 30 to 45 days?
Understand Saskatchewan Commission Rules Before You Sign
In Saskatchewan, real estate commissions are not fixed and not approved by any regulator or association and every commission structure is negotiable between you and your brokerage. The Saskatchewan Real Estate Commission's Consumer Information Guide spells this out and outlines your rights as a buyer or seller. Under the Property Tax and Revenue Program bulletin PST-24: Realtors, PST also applies to real estate commissions in Saskatchewan, so make sure any quote you compare is presented consistently, either both before PST or both after PST.
